For custom-delivered houses that range is 1,200,000-2,250,000 TL, and tiny offices start at 950,000 TL. Standard equipment, a 24-month warranty and the first 300 km of transport are all included.
It's hard to give a single number when someone asks about tiny house prices — whether the same 9-meter house has a loft or a ground-floor bedroom, its exterior cladding, or the energy package you choose can shift the price by a few hundred thousand lira. That's why the tables below come in two parts: first, the starting price of our catalog models, then the actual final price of houses we've delivered.
Pico series tiny house price list (2026)
Every Pico model is built on an O2 type-approved trailer chassis, 2.55 m wide, 4 m tall, with a 3,500 kg load capacity. Delivery takes 45-60 days for all of them.

What's included in the price?
What we call the "starting price" isn't an empty shell — it's a livable, move-in-ready house. The standard package includes:
- Chassis: 1800 kg × 2 tandem torsion-bar axle, brakes, coupling, wheels and jack set, LED signalling
- Insulation: 100 mm compressed stone wool on every wall and the roof, Dupont Tyvek Solid membrane, PVC frames with low-E thermal glass
- Exterior: aluminium composite panel and thermowood
- Interior: painted MDF panelling, laminate flooring, lacquered cabinet doors, solid-wood kitchen countertop, granite sink
- Bathroom: shower cabin, residential-grade cistern WC, vanity with cabinet
- Electrical: halogen-free 220V wiring, LED indoor/outdoor lighting, air-conditioning and water-heater infrastructure
- 24-month warranty and the first 300 km of transport
6 things that change the price
- Length and floor area. Every meter between 8, 9 and 10 meters shows up in the price, both in materials and labor. The difference between the Pico 005A (8 m) and 005C (10 m) is 100,000 TL.
- Loft or ground-floor bedroom? A loft adds a second sleeping area within the 4-meter height limit, but it means stairs, a railing and extra lighting.
- Option packages. Solar power (3.3 kW, 6 × 190 W panels), the off-grid package, inverter AC, appliances, decor and veranda packages are all priced separately. See details on the options page.
- Material choices. Exterior cladding, interior colors and furniture changes.
- Transport distance. The first 300 km is on us. For provinces farther from Denizli, the remaining distance is quoted separately.
- Custom design. If you want a plan outside the catalog, the architectural drawing is prepared from scratch for your needs.
Why are those 300,000-500,000 TL listings online so much cheaper?
We hear this question in almost every conversation. The low prices you see in listings are usually for bare shells (no interior fittings), second-hand units, or chassis without a type-approval certificate. Before comparing prices, I'd ask these four things:
- Does the chassis have an O2 type-approval certificate? Without one, the house may not count as a "vehicle" either on the road or on your land. We explain why this matters in our legal status guide.
- How many millimeters of wall and roof insulation, and what material? This determines your winter heating bill.
- Is the membrane breathable? Most moisture complaints trace back to this (see our damp and moisture article, in Turkish).
- Is the warranty period and scope written down?
How is payment made?
50% on contract, 50% on delivery. We don't ask for interim payments. Throughout production we share photos and videos of your house through your own WhatsApp group; you make the second payment after seeing the house.
What to budget for besides the house
The tiny house price isn't the only line item. Your land needs level ground and a road a truck can access. If there's no grid connection, you'll need to think about solar for electricity, a tank for water, and a septic solution for waste water. We discuss these together, based on where your land is, before the contract — so nothing comes as a surprise later.
